FROM THE FOUNDER, DIANA TARANTO

 

My fascination with property goes back as long as I can remember. Early in my journey, I faced many of the challenges that buyers often do - spending weekends at open homes, losing at auctions, missing out on off-market opportunities or the need for privacy and discretion.

My second property, which I bought under pressure from a persuasive Real Estate Agent, turned out to be a complete lemon. The result was a significant financial loss and couple of years of mental exhaustion from the stress of the experience.  

That setback, while painful and costly, was a turning point. In 2017, I made it my mission to educate myself fully to avoid repeating the same mistakes. I realised how important it is to be educated, informed and supported when buying a home. Since then, I’ve invested heavily into property education and one on one mentorship.

I’ve bought investment properties, renovated for profit, run an Airbnb, partnered in joint ventures and tested direct marketing strategies like letterbox drops to gain insights into vendor expectations.

For years, I had friends telling me I would make a great Real Estate Agent. I had consistently been in the top 1% of my company as a result of my commitment to understanding clients' needs and then delivering them results. I love meeting new people, hearing their goals and strategising to make them come to life. While I recognised that I could succeed as a Real Estate Agent, knowing how much our Selling Agent had to try to cover up in the sale of that home, is something I couldn’t do. I knew I was destined to be on the Buyer’s side. 

I’m deeply motivated to help buyers avoid the stress and mistakes that I once faced. Give them access to off-market opportunities. Privacy. Ensuring they feel supported and make informed, confident decisions by guiding them through every stage of the buying process to secure a home that truly aligns with their desires.

My mission is simple: to be on the buyer’s side and secure the home where their family can build a future and create memories for the right price, with reassurance and guidance along the way from search to settlement.

Property Inspections

Assess properties for suitability and quality.

  • Attend open homes or private inspections, either with or on behalf of you.

  • Evaluate structural integrity, design, and potential risks (e.g., pest issues or renovations needed).

  • Provide professional insights and comparative market analysis.

Due Diligence & Analysis

Next we need to ensure the chosen property is a sound investment.

The steps:

  • Organize building and pest inspections, if needed.

  • Liaise with your financial and legal representatives.

  • Analyze the property’s investment potential, considering future growth and rental yield.

Negotiation & Offer Submission

We will then seek to secure the property at the best possible price and terms.

  • Develop a negotiation strategy based on market conditions and the seller’s position.

  • Handle all communications with the selling agent.

  • Submit offers and counteroffers, ensuring your interests are prioritized.

Settlement Support

Finally, ensure a smooth settlement process and transition.

  • Coordinate with solicitors, conveyancers, and other stakeholders.

  • Guide you through the final inspection and settlement steps.

At Advocate Agency, we offer a transparent fee structure tailored to your needs. Our pricing varies depending on the service you choose and the complexity of your requirements.

  • Buyer’s Advocacy
    A fixed fee or percentage of the purchase price.

  • Vendor Advocacy
    No cost to you, as we are paid a portion of the agent’s commission.

  • Negotiation Only
    A flat fee based on the scope of the negotiation.

  • Auction Only
    A flat fee for auction representation bidding.
